For upscale homeowners in Southwest Florida, the kitchen is more than just a place to cook; it’s the heart of the home, a hub for entertaining, dining, a work-zone, and a reflection of your lifestyle. If you’re considering building a new custom home or undertaking a kitchen remodel in Naples or the surrounding area, maximizing its functionality and flow is paramount. This is where the innovative 5-Zone Kitchen concept proves invaluable. Gulfstream Homes, a premiere builder in the region, understands this need and can bring the innovative 5-Zone Kitchen concept to life. This design offers a highly adaptable and efficient solution, perfectly suited to the evolving needs of modern families and open-plan living.

According to “The 17 statistics for Gourmands to know in 2024”, from Comfy Living … 36% of Americans cook at home daily. That means that a little over a third of the population cooks at least one meal at home every single day. Cooking at home can be messy, requiring preparation and clean up. If you aren’t careful, your workspace can easily look like it’s been run through by a tornado, especially if it’s not organized and optimized to make cooking flow much smoother.

An organized kitchen should be a dynamic space that’s easy to navigate and that brings you joy.

By optimizing your kitchen into different zones, can make life a little simpler and you’ll be able to cut down the time you spend in the kitchen.

What is a 5-zone kitchen?

The 5-Zone Kitchen is a modern design approach that optimizes kitchen efficiency by dividing the space into five distinct activity areas:

 1. Consumables Zone: This is your food storage area, including the refrigerator, freezer, and pantry. A recent study, published in the American Journal of Agricultural Economics, revealed the average US family wastes about 31.9% of their food. That’s nearly a third. Food is often wasted because it’s hard to find or hard to see. Basically, it’s food that you won’t reach for as often. After all, you may not even know that it’s there. Your consumables zone will house all of your foods, spices, oils, and other consumables. The consumables zone should encompass your fridge and your pantry. It should also include the spices you keep next to your stove.

It’s best practice to keep all of your consumables grouped together.

 1. Non-Consumables Zone: This zone is dedicated to storing dishes, glassware, cutlery, and other dining essentials. This zone should be near your dishwasher for easy unloading. The non-consumable zone is one that you will use frequently, so it needs to be well organized.

 1. Preparation Zone: The heart of meal prep, this zone features ample counter space, a prep sink, cutting boards, and mixing bowls. The preparation zone is one of the more important zones, as you’ll likely be spending most of your time in this area. Studies suggest that a well-organized kitchen can save homeowners an average of 55 minutes per day in meal preparation and cleanup time.

 1. Cooking Zone: This is where the magic happens, with the oven, stovetop, microwave, and range hood, along with essential cooking utensils. Your kitchen should be a dynamic space that’s easy to navigate and that brings you joy. You should know where everything is. And it should only take you a few seconds to find it. This amount of organization requires specific kitchen planning.

 1. Cleaning Zone: This zone houses the sink, dishwasher, trash and recycling bins, and cleaning supplies. The cleaning zone will likely be your smallest zone, but it’s one of the most important. It should be located near your sink. Most people choose to place their cleaning zone underneath their sink. Cleaning utensils and cleaning agents should be kept here so that everything is close by. You can even choose to put your items in a caddy or carrier so you can easily grab the essentials when you need them.

How Does A 5-Zone Kitchen Help Me?

Implementing a 5-Zone design brings significant advantages to both new construction and remodeling projects. By strategically organizing the kitchen into distinct activity areas, this concept dramatically enhances workflow, minimizing unnecessary steps and creating a smooth, intuitive experience.

Beyond efficiency, the 5-Zone approach actively combats clutter by providing dedicated storage solutions within each zone, ensuring countertops remain clear and the entire kitchen stays organized. Moreover, its adaptable nature allows for optimal space utilization, whether you have a sprawling open-concept layout or a more compact area. For those embracing the Southwest Florida lifestyle, the 5-Zone kitchen excels in facilitating entertaining, promoting easy movement and interaction among guests.

Finally, it seamlessly supports indoor/outdoor living by allowing for a thoughtful connection between the Cooking and Preparation zones and your outdoor grilling space, creating a fluid transition for alfresco dining.

How Do I Know If A 5-Zone Kitchen Is Right For Me?

To determine if the 5-Zone concept aligns with your needs, ask yourself these questions:

 • How do you typically use your kitchen? Consider your daily routines, from quick breakfasts to elaborate dinners, to understand which zones are most critical for your lifestyle.
 • How many people usually cook or prepare food at the same time? This will help determine the necessary size and layout of your Preparation and Cooking zones to avoid congestion.
 • Do you frequently entertain guests? If so, think about how the layout can facilitate serving, mingling, and easy access to the Consumables and Non-Consumables zones.
 • What are your biggest frustrations with your current kitchen layout? Identifying your current kitchen’s shortcomings will clearly show you which specific elements of the 5-Zone design have the potential to solve your biggest problems and create a more functional area.

Should One Consider A Sixth Zone?

Recognizing how a 5-Zone Kitchen improves workflow, organization, and functionality in modern homes, a key question for those building or significantly remodeling arises: Could incorporating a sixth distinct zone offer even greater efficiency and usability to the kitchen space?

Absolutely, says the experts. If you’re big on hosting, and your kitchen is large enough, entertainment could be the sixth ‘zone’. In open plan kitchens, it can be argued that there is now a sixth zone in the kitchen: the entertaining zone, where family and friends congregate, close to the cook, but safely out of harm’s way.’

At Gulfstream Homes, we understand the importance of a well-designed kitchen. Since 1998, our expertise in custom home building and remodeling ensures the seamless integration of the 5-Zone concept into your Southwest Florida residence. Catching a flick, grabbing a drink or watching the game are all ideas that may come to mind when we think about entertainment. With the growing population, especially here in Southwest Florida, an evening out may mean a lot of crowds and traffic, which may cause some unwanted stress when you’re trying to enjoy your night. This is why more and more homeowners are choosing to entertain INSIDE the home as opposed to going out. The possibilities are endless when it comes to creating an entertainment space within the home.

Here are our picks for the most epic entertainment spaces for the home.

Home Theaters

Home theaters and media rooms have become very popular in today’s modern home. With so many design choices and possibilities, you can create a space that’s ideal for entertaining whether you have guests or whether you’re just wanting a date night in. Backlight your screen with custom LED lights to add a soft glow around the screen and don’t forget the surround sound! Choose plush seating that’s comfortable, so that you can relax while you’re enjoying the show. You may even want to add a popcorn and drink station, so you don’t even have to leave the room if you want a snack or a glass of wine. Bring the movie theater to you without the crowds.

Game Rooms

Make your entertainment space interactive by adding in a custom game room to your home. Hang some TVs on the wall, so that you won’t miss the big game and consider adding some fun games of your own into the space like:

 • A pool table

 • Dart board

 • Card table

 • Small basketball court

 • Ping pong table

What you’re able to include in the space will depend on the size of the room and your interests. Not everyone may want a basketball court in the home, but with all the possibilities of a custom game room, you can incorporate whatever you wish into the space.

Outdoor Living Areas

The outdoor living area is king here in Southwest Florida. With the gorgeous sunsets, tranquil breezes and immaculate weather, it’s no surprise that homeowners want to entertain outdoors. Create the perfect outdoor oasis for your home by incorporating the following:

 • Pool/spa

 • Outdoor kitchen

 • Firepit

 • Seating area

Have a designated area for lounging and don’t sacrifice missing out on what’s happening outside because you are cooking in the kitchen. Bring the kitchen to you! Add a grill and sink area for easy cooking and effortless clean-up, and be a part of your get-together all night long.

Home Entertainment

The home is an important part of who we are, and as we make it more and more comfortable, it’s more tempting to skip the lines, crowds and stress of going out. Instead many homeowners are opting to cozy up beside the firepit or in front of the movie screen for a relaxing evening right at home. No matter what your preference is, create the ideal entertaining space for you, so that you can get the most out of your modern Southwest Florida home.

At Gulfstream Homes, our team is focused on designing the perfect home for you! Call (239) 254-1664 for more information.

When you’re tackling a major renovation project or building a new custom home, one of the main rooms that you will need to customize is the kitchen. After all, most of the family will be spending a lot of time in this area and it needs to be functional as well as beautiful. A big selection you will need to make for your kitchen will be the cabinets, and that means you may need to sift through a lot of options to find what will work in your space. In the days of adding a modern, contemporary appeal to the home, the kitchen is no exception. Here’s your guide to modern kitchen cabinet options.

Open Up the Space

Open shelving is making its way to the top of many designers’ lists recently. As we seek to open up our homes by way of open floorplans, open showers and more, it makes sense that the kitchen will be impacted by this as well. Open shelving provides a fantastic way to showcase your dinnerware, fine China, décor and more, and has the potential to add ample style to this oftentimes lackluster area of the home. Decorate the space with some added extras like:

 • Wine bottles

 • Fruit bowls

 • Mason jars

 • Greenery

 • Decorative pieces

The key here is to keep the extra décor to a minimum, especially if you have a small kitchen as you’ll need that space for important kitchen items. Adding too many ‘extras’ to open shelves can also cause the space to look cluttered. Oftentimes, less is more.

A Rustic Look

Although we may think that wood paneled cabinets went away in the 70’s, a new breed of them has emerged. Oak wood is making its way into many modern kitchens and can normally be found in beautiful light and medium shades. Keeping the stain light helps to keep the space bright and can even make it appear bigger. Paneled cabinets give the space dimension and texture, and it also has a versatile look, depending on how you stain it.

A Clean, Crisp Appeal

As we strive for a more modern look in the home, perhaps nothing says it better than clean white cabinets. White shaker cabinets with simple, yet sleek handles keep the clean lines continuing into the kitchen and provide a simple, classic appeal to this area of the home. Pair your modern white cabinets with luxurious white quartz counter tops for an even more contemporary feel.

A Translucent Touch

Translucent glass cabinets help give the space that open look that many homeowners and designers like, but without going all the way. With a frosted glass appearance, translucent cabinets can still showcase your collectibles and dinnerware, but adds a muted look them. This options is unique and is embraced by many designers who like the open concept look, but want to take it in a different direction.

Finding the Perfect Cabinets

Maybe you didn’t realize how many choices you have when it comes to selecting the cabinet options that work for you. Our tip here is to focus on the style of the home and design a kitchen to match both that style and the functionality that you are looking for to create a space that works. When it comes to your kitchen, it’s important for it to be designed how you want, so that it’s easy spending time making memories in it.

When someone mentions wallpaper, many homeowners cringe at the mere thought of it. Some view it as outdated, while others say it’s just unsightly, but more and more designers are implementing wallpaper into the homes that they are designing. Whether you’re building a new home from the ground up or renovating an existing home, wallpaper may just be an element that you consider for your space. It’s time to embrace this new wave of wallpaper design with open arms, because wallpaper is back! Here are our top wallpaper design tips for your home. Don’t worry, you may be pleasantly surprised at how amazing your space is about to look!

Statement Walls

Perhaps covering every square inch of your new home isn’t the best idea (have you ever tried to remove old wallpaper?!), but starting out with a statement wall can make a big difference in the space. The days of covering every single wall in the home with unsightly wallpaper are over. Modern wallpaper design is here and it appears that it’s sticking around. Statement walls work well in a variety of places, such as living areas and dining rooms. Other areas that work well with wallpaper statement walls include:

 • Powder baths

 • Poolhouses

 • Kitchenettes

 • Laundry rooms

 • Bedroom ceilings

The key to getting your home in tune with modern design is to choose wisely when it comes to which walls will become statement walls. Less is more in modern design, but a pop of excitement in the room can transform the space.

Complement the Space

If your home has a coastal contemporary vibe then your wallpaper will need to as well. Don’t fall into the trap of attempting to make too big of a statement with your wallpaper design that you choose the wrong fit for your space. Your home will need to carry a balance throughout, so that the design makes sense no matter where you are in the home. Don’t go too bold in a neutral space and too safe in a bold space. The wallpaper must complement the design of the room that it’s going in. So, no matter if you’re starting from scratch or revamping the space, you’ll need to keep this in mind in your decorating efforts.

Texture & Design

Don’t be afraid to add an element of subtle texture with your wallpaper. Wallpaper with slight texture creates depth and a comfortable feel in the room. A trend that is becoming increasingly popular is antique wallpaper. Antique wallpaper creates an air of luxury and adds a historical feel to the space, but beware…it’s not for everyone. If your home has more of a modern glam look, antique wallpaper will clash. This trend works best with traditional and rustic designs.

There are also ways to design your own wallpaper exclusively for your home. Homeowners are now choosing to work with designers on creating custom wallpaper, so that the design of their home is exactly as they imagined it.

Embracing New Design Trends

Design trends are coming and going every day, but staying in line with what’s working in many new homes and remodels is key to ensuring that your design choices will last. When it comes to wallpaper, we say out with the old and in with the new. New design, new textures, new ideas…that’s what makes designing a new home fun and interesting!

]]>
Do you feel like you’re running out of room in your home? Do you find it hard to keep the kids entertained in their own space, or don’t know where to put guests when they visit? Then adding extra space or rooms might be the perfect solution. If you’re a homeowner considering adding an addition onto your home, ask yourself if building up or building out is better for you. What’s the difference you ask? Keep reading to find out…

Building Out

Building out is when you increase the footprint of the ground-floor level of the building. When you build out in your home you’re not adding another story like you would if you were to build up. You’re mainly increasing space horizontally.

Since both projects are huge decisions to make, we’ll help you figure out where to start with the benefits and limitations of each:

Benefits:

 • Least disruptive-

Building out offers less disruption to your home life since you’ll be able to live in it while it’s under construction.

 • Cost flexibility-

Increasing ground level space can be less costly but depending on where you go with the build out, prices can potentially become a match with the cost of building up.

Limitations:

 • Loss of yard space-

Building out means that you’ll be taking away some yard space and this could cause complications. Depending on your town, you may face certain limitations or have to deal with strict permitting issues to build your ground level addition.

Building Up

Building up is another great way to add space and personality to your home. Building up not only allows you to expand upwards but you can also add to an already existing second floor. You can build up by adding living space over a garage, porch, sunroom or one-story wing. If you decide to build up, you won’t have any loss of yard space but you will have to deal with county or city limitations. Many cities put a limit on how much height you can add to your house. Make sure to check the building codes in your state before you start.

Benefits:

 • Adding a second story can capture more views.
 • Square footage will be maximized.
 • You can locate all bedrooms on a single level if you choose.

Limitations:

 • Increased inconvenience and cost-

More than likely you’ll probably have to vacate your house for up to six months while it’s under construction. It’s important to factor in the cost of finding a place to stay in the meantime and the cost of expenses, such as food.

 • Weather-

Depending on where you live, the weather can play a huge factor as to whether or not building up is a good idea. For example, two story houses in Florida are more at risk for damage from hurricanes, tropical storms and other weather related scenarios.

If you’re having a hard time making the decision as to build up or build out, meet with a contractor to get some ideas flowing. Your contractor can help you design and build an addition that suits your needs. The experts at Gulfstream homes can’t wait to get started on your project. It’s often said that the kitchen is the heart of the home. Throughout the years, there have been many design trends when it comes to the kitchen. Some of these trends had their moment in the spotlight and quickly faded away, but some have proven that they’re here to stay. Making your home’s kitchen both functional and stylish takes a little planning, but by utilizing some timeless trends, you can guarantee that your kitchen will not only be pleasing to the eyes, but function perfectly. Here are some of the top kitchen trends that never go out of style.

Classic White

A classic white kitchen not only gives off a stylish feel, it also makes the room look bigger. Over 60% of design experts agree that white is their go-to choice when designing a custom kitchen. Pair white cabinets with a white backsplash or choose to incorporate glossy white appliances, instead of stainless steel. You’ll quickly see why so many homeowners choose white for their custom kitchens.

Quartz Countertops

Quartz is gaining more popularity these days, due to the fact that it is tougher than any other material on the market today, including granite. Quartz countertops protect from scratches, scrapes and burns and look stunning in the process. Many quartz countertops look just like granite, except that you won’t have to worry about damaging them so easily.

Custom Pantry Systems

Many homeowners are choosing to add a custom pantry system into their kitchens, and for good reason. Custom pantries help to keep your food fresh and easily accessible. Gone are the days of not being able to find an item of food or finding that it has expired. Custom pantry systems come with many helpful organizational tools, such as:

 • Pull out drawers
 • Wine racks
 • Rotating shelves
 • Specialized lighting

Being organized in one of the busiest rooms in the home is crucial. Incorporating a custom pantry system into your kitchen can help avoid lost items and keep the hub of your home operating in tip-top shape.

LED Lighting

LED lighting has been utilized in kitchens for years. Mainly placed in cabinets to help illuminate these dim spaces and hidden away in the crown molding to add an ambiance to the room, instead of harsh lighting. LED lighting is a top choice, since it doesn’t get overly hot and saves quite a bit of energy in the process, lowering energy bills for homeowners. LED lighting also comes in a variety of color options.

Built-In Refrigerators

Refrigerators have been getting a makeover in the past few years as well. Many homeowners are choosing to place them in more inconspicuous places, like in the pantry or under the counter. A popular trend is to have a separate beverage fridge in an oversized island in the middle of the kitchen.

Touch-Activated Faucets

Another increasingly popular trend that we don’t see going out of style any time soon are touch-activated faucets. Instead of spreading germs around the kitchen, especially if you are cooking with poultry or any other risky ingredient, touch-activated faucets make it easy to activate the water, without having to twist or pull up on the handle. Touch-activated faucets also eliminate unnecessary water waste.

Custom Kitchen Trends

When it comes to your custom kitchen, it’s important to find the right look for you that’s within your budget. The experts at Gulfstream Homes are ready to help you build the perfect home with the perfect kitchen. Call (239) 254-1664 or visit www.gulfstreamhomes.com.
